Grant by William Faukes to John de Walpole [23 April 1341 and enrolled 11 June 1341]

May those present and future know that I, William Faukes, the son of Henry Faukes, late citizen of London, have given, granted and by this my present deed have confirmed to John de Walpole, citizen and goldsmith of London, all that tenement with houses built above and all its other appurtenances which came to me by inheritance after the death of my said father Henry, in the street and the parish of All Hallows Bread Street London. Which tenement is situated breadthwise between the tenement formerly that of John de Beverlee on the north side and the tenement of John Sprot on the south side, and it extends lengthwise from Bread Street towards the east as far as the tenement formerly that of William de Segrave and Robert de Gloucestre and the tenement of John de Makanhaued towards the west, i.e. everything that I had there in lands, houses, buildings, in wood and stone, lengthwise, breadthwise, in height and in depth and in all things, without any diminution or retention. May those present and future know that I, Thomas de Arderne, son and heir of Sir Ralph de Arderne, knight, have given, granted, and by this my present deed have confirmed to Ralph Le Fevre, citizen of London, all that aldermanry with all its appurtenances and rights within the city of London and in a suburb of the same city, within and without the gates of Ludgate and Newgate, which was formerly that of the aforesaid Ralph my father, in the same city and the same suburb, and which came to me after my father’s death by hereditary right as the son and nearest heir of the same Ralph, and which Anketin de Auvergne had and held from my demise and grant for the term of his lifetime. To have and to hold by the aforesaid Ralph Le Fevre and his heirs or assigns from me and my heirs or assigns, or by whomsoever, whensoever he may wish to give, sell, bequeath or in any other way assign it, freely, quit, well and in peace, in fee and inheritance, in perpetuity. The first initial “I” is given a space five lines deep, is drawn as if a pole with a scroll wrapped around it, and is part-coloured in blue. The first seven words are written large and in very black ink, and elaborate ascenders are drawn from two letters. The testator's name is then written large in very black ink, and thereafter the first words of a new section of the will are written large and bold. There are a few marginal notes written at a later period (noted below in footnotes).

The Goldsmiths’ Company Register of Deeds contains a vast array of documents dealing mainly with their property holdings, written over the course of two and a half centuries from 1417 onwards, but containing many documents from an earlier period also, copied up from originals then in the Goldsmiths’ possession, now alas lost. With the loss of the earlier manuscripts, the Register has become the sole original evidence that the Goldsmiths’ Company holds for many of its acquisitions of property from the earliest times up until the seventeenth century. But beyond this it is a wonderful repository of property deeds relating not just to the company but to many other people and institutions too. This has come about because when the company acquired a property, by whatever means (purchase, bequest, or other), they were given by the previous holder all deeds in his/her possession, and these would date back in reverse succession from one previous holder to the next until the earliest still kept. This was necessary, to prove a legally valid chain ensuring that no claim of rights to the property could be made by anyone else. The earliest deeds copied in the Register date from the reign of King Richard I (1189–99); there are many more from the thirteenth, fourteenth and early fifteenth centuries, leading to the position of 1417–20, when the Register was started and all the known and recoverable deeds relating in any way to any of the properties then held by the company could be found, and recorded here for posterity. A glance at the “List of Contents” will show this progression, as the first main scribe organised his material before doing the writing-up work, and thus for a property in Friday Street, for instance, he placed first a grant by the chapter of Christ Church, Canterbury, to a Robert de Burewelle in about 1239–40; followed by a grant of about 1271–72 by a Stephen de Burwell, the son and heir of Robert; and then onwards through a number of grantees, including the very necessary quitclaims renouncing all claims to this property by those who might in any way have had some, heirs and widows in particular.

A different hand has taken over here. One must note that not a single one of these documents is accompanied by a note of the date of its enrolment. One also notes that the sequence in which documents are presented is in reverse order to that of the preceding sections: here the most recent document is presented first and the scribe has then worked backwards from that (although not all is in strict chronological order).

Thereafter the verso pages have the heading “Gryffon” (f. 108v) or “Gryffyn” (ff. 109v and 110v) and the recto pages “in Chepe”, but ff. 111v and 112r have no headings, except the folio number on f. 112r. One notes in addition that the name “John Fraunces” has been added three times in red ink, in the margins of ff. 108v, 109v, and 110r, only the last of these bearing a relation to the text alongside.

Bound in between f. 104v and f. 105r, held on a stiff cardboard holding strip, is a quire of four folios of paper, of much smaller format than the parchment of the book, containing a document relating to John Hiltoft's chantry in St Paul’s, and, to avoid interrruption here to the deeds relating to Old Change, this document is edited below those.

Folios 60r–62v contain deeds relating to Bread Street. The red-ink heading is as follows:

The coloured large initials for the first word of each deed are not done in this section (a blank space is left for them each time), except for the very last one on f. 62v, a “P” for Postquam which heads the note following. There are also no marginal headings to each deed. The red-ink headings have all been done for the revised section later that starts on f. 86r.

The red-ink heading on f. 240r is “Byschoppis gate”, on ff. 240v and 241v “Byschopp”, on ff. 241r and 242r “isgate”, and there is no heading to f. 242v.

Folios 240r–242r are written by the scribe of ff. 231r–234r above (and much before that), with his usual format manner of the first word or words in spaced-out capitals, and at the lower end of f. 242r the scribe of f. 236 etc. returns and writes the document on f. 242r–242v and then ff. 244r–252v.

Folios 108r–111r contain deeds relating to the Griffin in Cheap. The red-ink heading at the top of f. 108r translates as “John Fraunceys gave us these tenements for the support of poor people”, and the red-ink heading “Gryffyn in Chepe” is written above the red-ink folio number. Thereafter the verso pages have the heading “Gryffon” (f. 108v) or “Gryffyn” (ff. 109v and 110v) and the recto pages “in Chepe”, but ff. 111v (and 112r) have no headings, except the folio number on f. 112r. One notes in addition that the name “John Fraunces” has been added three times in red ink, in the margins of ff. 108v, 109v, and 110r, only the last of these bearing a relation to the text alongside.

Grant by Richard Abel to William de Causton [5 August 1325]

May those present and future know that I, Richard Abel, son of Sir John Abelle, knight, have given, granted, and by this my present deed have confirmed to William de Causton, citizen and mercer of London, all that tenement with two shops and all its other appurtenances which I had in West Cheap market in the parish of St Vedast, London, situated between the tenement of Richard de Shordich on one side towards the east, and the tenement formerly that of John Le Lucier on the other side towards the west, i.e. whatever I had there or could have had as in lands, houses, buildings, wood, stones, in length, in breadth, in height, in depth, and in all things, without any retention by me or any diminution whatsoever. To have and to hold … from the chief lords of that fee freely, quit, wholly, well and in peace, in fee and inheritance, by the services due from it and accustomed by right in perpetuity.

Folios 144r–149v contain deeds relating to Shoe Lane. The red-ink heading on f. 144r is “Scholane” and thereafter the verso pages have the heading “Schoo” or “Sho” and the recto pages “lane”, until f. 149v, whose heading is “Sholane” (and a new section starts at the foot of that page). The same style as above is kept to, no initials have been done but a space is left for each.
